Job description – Finance Manager (Real Estate Development Only)

Strategic Financial Leadership Develop and implement financial strategies aligned with the company’s business goals and long-term growth plans.

Advise senior management and the Board on financial risks, opportunities, and investment decisions.

Oversee project feasibility studies and assess the financial viability of new developments.

Financial Planning & Budgeting Lead the preparation of annual budgets, project-based forecasts, and multi-year financial models.

Monitor and report on financial performance, providing detailed variance analysis and corrective recommendations.

Ensure financial discipline and accountability across all departments and projects. Escrow & Regulatory Compliance Liaise with the Dubai Land Department (DLD), RERA, and escrow managers for project registrations, approvals, and fund disbursements.

Ensure strict compliance with UAE escrow laws, VAT regulations, and real estate regulatory frameworks.

Maintain transparent and accurate escrow reporting protocols.

Treasury & Capital Management Manage banking relationships, negotiate loan facilities, and oversee project funding structures.

Optimize capital allocation and ensure adequate liquidity across all development projects.

Monitor payables, receivables, and overall cash flow to support operational and project needs.

Operational Finance & Risk Control Supervise invoicing, collection cycles, and ensure synchronization with sales agreements and SPAs.

Collaborate with project, sales, and legal teams to analyze the financial implications of project changes and contract variations.

Implement robust internal controls, audit processes, and risk mitigation strategies.

Reporting & Performance Analysis Deliver timely and accurate MIS reports, financial statements, and board-level presentations.

Analyze project profitability, ROI, and investor returns, recommending strategies for performance improvement.

Monitor cost-to-completion and align revenue recognition with project progress.

Team Leadership & Development Lead, mentor, and develop the finance team to ensure high performance and continuous professional growth.

Foster cross-department collaboration for seamless financial operations.

Drive adoption of ERP systems and finance process automation. The ideal candidate is a strategic and results-driven finance leader with extensive experience in the UAE real estate sector.

They possess strong technical knowledge of real estate finance, escrow laws, and project funding, combined with exceptional leadership skills to manage cross-functional teams.

The candidate should have a proven record of driving financial performance, ensuring compliance, and optimizing cash flow for large-scale developments. A well-connected professional with strong stakeholder management abilities, they must be able to balance regulatory requirements with business growth strategies.
